How It Works
At GC Miami Permits we go above and beyond what you may have experienced with other expeditors in the past. We are a full-service permitting project management company and business consulting firm. We have been in business for over 6 years now and are highly recommended in the market.
We work with short deadlines, verify project information, and open ALL lines of communication between (architects, engineers, reviewers and more).
Research and Due Diligence
Confirm all municipal requirements, departments, clearances, fees, permits needed, timelines, etc. We will research any previous permits, planning cases, and easements on file. We issue a full checklist of requirements for the architect and engineer so that all parties are clear on whom is responsible for what items and what needs to be done in order to accomplish success faster.
Quality Control
Done prior to submittal to any municipality. We review plans for completeness, make sure all documents are ready and properly put together for each department, verify all supporting documents etc to try and guarantee an accurate every time.
Submittal
We submit to every department, secure checks to pay plan check fees, and make sure that timelines are still accurate. We provide same day submittal reports for every project!
Representation
We attend all plan check meetings, pre-submittal Jurisdictional meetings, client meetings (as needed), etc. We continue to push projects forward to make sure we meet those deadlines, following up and using atypical channels to obtain approval as quickly as possible.
Negotiations
We negotiate things like over the counter plan check when possible, appointment plan check instead of re-submittals, push for shorter review times, and negotiate out of high development impact fees whenever possible.
Reporting
GCA Miami Permit Concepts always keeps the communication active during the process of all permits and licenses. One way to ensure that is by having regular updates sent over to client as we see progress throughout the project. Same day submittal update, weekly updates as needed and always ready to answer and send any updates to keep all parties organized and informed.
Revisions
Revisions due to site conditions, or requested by client can be done and we are here to help it get processed were we will provide a breakdown of the departments which need to review, timelines, and process the plans for approval as quickly as possible.
